Building pulse, not bossware
Floor and zone density for HVAC, cleaning, ESG and capacity planning — in the works-council era.
Privacy-engineered density data for workplaces where cost matters, the privacy story has to survive employee-representative scrutiny, and a ceiling camera isn't an option.
Not a per-desk hoteling sensor and not a meeting-room headcount tool — let Disruptive own the desk and Density Waffle own the phone booth. Crowd-Sense is the floor-and-zone layer underneath whichever IWMS (workplace management software) the buyer already runs.
How the year-1 cost compares
For 200 desks plus 20 meeting rooms.
| Vendor | Approach | Year-1 cost |
|---|---|---|
| Crowd-Sense | Hosted Wi-Fi sensor subscription | ~£6k |
| Basking.io | Existing-AP API integration | ~£11k |
| Occuspace | Wi-Fi/BLE plug-in micro-sensor | ~£9k |
| Microsoft Places | Bundled in M365 E3/E5 | £0 incremental |
| VergeSense | Ceiling computer-vision | ~£70k |
| Density.io | mmWave radar (Open Area + Waffle) | ~£17k |
Three honest answers
"We're already a Microsoft Places shop. Why pay extra?"
Places falls back to calendar when it can't see device signal — and calendar over-counts booked-but-not-used rooms by 30–50%. We give Places a privacy-safe sensor signal it can ingest via the third-party check-in API. Complement, not compete.
"Basking is software-only and cheaper to deploy."
For a modern Cisco/Aruba estate, Basking is the right answer. We win where Basking can't go: old buildings without enterprise APs, coworking with mixed kit, campuses with legacy fleets, outdoor courtyards and atria. Often both vendors win different floors of the same portfolio.
"Will employee representatives sign this off?"
Yes. The architecture doesn't just avoid PII — it makes PII collection structurally impossible. That's a stronger answer to a works council, union, or HR-risk team than "we promise the camera won't store images." We supply a template works-agreement on request.

5 Collectors per floor, one floor of your portfolio. Eptura, Robin and Microsoft Places integration on request.
You supply USB power and Wi-Fi (or Ethernet) at each location. We supply everything else.
